The investor acquired the site and wanted to conduct a feasibility study to establish the best ROI for the site. Along with the architect we considered two options. The first was to keep the existing building and add two more floors. The second was to demolish the existing structure and build a new 5 storey building including + 33 units. To start with we decided to determine the existing capacity of the structural elements including raft foundations, columns, beams and floor systems. We organised the trial holes testing, Ground Penetration Radar testing ( GPR), soil sampling and sonic-echo-impulse response integrity testing to find out the capacity of the structural elements. During the initial site visit, we surveyed the structural elements and taken necessary site information including dimensions and photographic evidence.
